NORWALK ANNEXES LAND FOR INDUSTRIAL DEVELOPMENT
Motivated in large part by the community’s need for industrial land, the City of Norwalk has formally annexed 50+ acres of land on the community’s southern edge into the City’s incorporated limits.
The property is known locally as the Ancell-Knox property, but represented by real estate brokerage firm Peoples Company.
The City of Norwalk is also pursuing the site certification designation with the Iowa Economic Development Authority (IEDA), the state’s development agency. Warren County Economic Development Corporation is partnering with the City of Norwalk on this initiative. The process involves performing a series of due diligence and engineering steps to ensure that the site is either shovel-ready or could be shovel-ready for industrial businesses within a six month timeframe.
The process of site selection by larger businesses often involves a truncated timeline. Therefore, planning is essential. This site has been previously considered by light manufacturing, warehouse and distribution and technology-oriented business prospects.
